Fall 2026 Market Check: What Cowichan Valley Buyers and Sellers Should Know Right Now

Every fall, the questions we hear from clients shift from “what’s out there?” to “what’s the market actually doing?” It’s a fair question, because the headlines rarely match what’s happening on the ground in the Cowichan Valley. Here’s a plain-language read on where things stand as of late September 2026, and what it means whether you’re buying or selling.

Rates Are Holding, and Buyers Have Options

The Bank of Canada held its policy rate at 2.25% at its September 2 announcement, where it has sat since October 2025, with the next decision due October 28. For buyers, that means the borrowing picture is stable and predictable in a way it wasn’t two years ago. Anyone who has been waiting on the sidelines for a clearer signal has one: financing costs aren’t the variable they used to be, and that’s reflected in how buyers are behaving.

The Vancouver Island Real Estate Board’s August figures tell the story. Across the board, 651 properties changed hands in August, down 4% from a year earlier, while active listings sat at 4,498, up 2%. In the Cowichan Valley specifically, the benchmark price of a single-family home was $779,300, up 1% year over year. Sales have eased, inventory has grown modestly, and prices are essentially flat. In VIREB’s own words, buyers remain active but are taking a measured approach, and they’re willing to wait for a property that meets their needs.

What the Benchmark Doesn’t Tell You

There’s an important footnote for the properties we specialize in. VIREB’s single-family statistics deliberately exclude acreage and waterfront, so the $779,300 benchmark says very little about a low-bank oceanfront home in Maple Bay, a hobby farm outside Cobble Hill, or a cross-fenced equestrian property in Glenora. Those properties trade in a smaller, more individual market where the number of comparable sales in a given year can be counted on one hand. A valley-wide average can’t price them, and neither can an online estimate.

That’s the point VIREB’s chief executive made this month: with buyers weighing their decisions carefully, accurate pricing matters more than it has in years. Well-presented, properly priced properties are still attracting interest. Overpriced ones are being passed over, and buyers are comfortable walking away.

What This Means for You This Fall

If you’re buying, this is a balanced, unhurried market. You have more inventory to choose from than last year, less competition than a spring market brings, and a rate environment that lets you plan with confidence. Fall is also when the Valley shows its true character, so what you see on a showing is what you’ll live with.

If you’re selling, especially a waterfront, farm, or equestrian property, the lesson is clear: the buyers are here, but they’re discerning. Getting the price right from day one, backed by a proper analysis of the handful of sales that actually compare to your property, is the single most important decision you’ll make. Get it right and your property stands out in a market where buyers are paying attention. Get it wrong and it sits.
